Maintenance FAQs

The questions facility and operations managers ask most when scoping a maintenance contract.

You don't legally need a contract, but you do legally need to do the work — emergency lighting testing, RCD testing, test & tag, etc. A maintenance contract simply means it gets scheduled and documented automatically, instead of relying on someone remembering.

It depends on the environment. Offices and schools: every 5 years for non-portable equipment, annually for portable. Construction and hostile environments: every 3 months. Retirement villages and healthcare: every 12 months. AS/NZS 3760 sets the rules — we keep on top of the schedule for you.

Every commercial building has emergency lighting and exit signs that must work when mains power fails. AS/NZS 2293 requires 6-monthly testing — running the fittings on battery for 90 minutes and replacing any that fail. It's a building-code requirement and a fire-safety statement essential for insurance.
